Built Environment Consulting is a family owned and operated business that was established to provide people with town planning advice and project management services.

We have over 19 years experience in the development industry working across Local Government in both Queensland and Victoria and private practice. Our primary objective is to provide tailored planning advice and project management assistance to suit all our client’s needs – no matter the size of your project or your level of development experience, we are here to help you.

We provide services to clients across all of Queensland and Victoria including regional areas and welcome the opportunity to assist with projects in other states also. Our scope of services includes residential, commercial and industrial planning matters, engineering applications, building and plumbing project assistance. We work closely with all our clients to meet their project requirements.

Preliminary Planning Assessments

Preliminary planning assessments for all project scopes to determine if a planning permit is required to be obtained from your local authorityThis includes advice on property zoning, property overlays, any supporting material and consultant reports required for planning permit applicationsThe preliminary assessment report includes planning application quotes and consultant contact details for the preparation of planning application supporting material, if required. 

Planning permit application management

Preparation of planning permit applications and management of the lodgement and assessment process for all projects from beginning to issuing of planning permits. This includes collaborating with technical advisors and assisting Council officers with assessment requirements when needed. Project technical advice can be provided where required to successfully navigate the planning process and obtain a planning permit for your project requirements. Regardless the size or scale of your project, we can assist you if a planning permit is required.

Due diligence investigations

Project due diligence assistance prior to sale, purchase or lease of land or buildings. Planning investigation of relevant planning scheme requirements, existing planning permits issued over prospective sites or establishment of planning permit requirements for prospective projects, property leases and purchases. We offer tailored services for your individual project requirements to help inform your decision making process.

ASKED QUESTIONS

Do I require a planning permit from my local authority to construct my project on my property? What is required for a preliminary assessment?

Depending on the type and scale of your development, a planning permit is usually required for most projects. This will be influenced by the local government area your property is in, planning scheme requirements including the zone of your land, the overlays affecting your property and the proposed land use or development works you want to undertake. We offer a Preliminary Assessment Service to provide you with all you need to know about your property, the planning scheme requirements, supporting information required and a quote for the required planning work.

The minimum we require is the property address, lot and plan number, a site plan with the location of the proposed development with scaled measurements and preliminary proposal plans or schematic drawings of the proposed development. This is required to be provided prior to the preliminary assessment commencing.

We are investigating leasing a particular property – do I require a planning permit to undertake my business from this premises?

Unless there is an existing planning permit for your proposed land use or business already over the site, a planning permit may be requiredIf your proposed land use is consistent with an existing lawful use undertaken from the premises then your business proposal may not require a planning permitWe offer a commercial planning investigation service and undertake due diligence for a variety of clients across Queensland and Victoria. 

Can I build a Granny Flat on my property and can I rent it out? How big can it be built and does it require a planning permit?

It is dependant on where your property is located and what local government area you are within.  Generally, if your proposed ‘granny flat’ meets the “accepted or accepted subject to requirements” provisions for a secondary dwelling, a planning permit may not be required and it can be occupied by or rented to anyone.  If however, your property is affected by development constraints overlays you may require a planning permit and supporting reports such as a Bushfire Attack Level report or a Slope Stability Assessment report prepared by one of our trusted consultant partners.
